Yes, Marmol Radziner Prefab homes can be delivered to any state. They are preapproved for use in the state of California. If you live outside the state of California, we will get our homes approved in your state. We are getting approvals in other states as we move forward with each client.
We would like to determine if your site can accommodate both the house and its delivery. Each site has unique conditions and topography, i.e. flat, slightly sloped, steep hillside, irregular shaped, etc. We would also like to check with your local planning agency for any construction restrictions, as well as any general building requirements for your site. We can assist you with this process at a basic level at no charge. If the site is a bit more complicated, for a small fee, we can have our setting consultant visit the site to ensure a smooth delivery.
If we determine that it is feasible, the fee is credited towards the costs of the Purchase Order.
Yes, we will need to visit your site a number of times throughout the process. We will visit the site to determine whether the site can accommodate a prefab home. We will also meet at the site during the design phase. We will regularly visit your site throughout the site construction, craning, setting, and finishing process.
Yes, a hillside lot is workable with proper preparation and additional site construction. Ideally, your location is fairly flat for easy delivery and installation. Depending on the degree of slope, concrete retaining walls may be required to create a level pad for the house. Preferably, your site has a flat "staging area" to park the crane (roughly 50’), which will lift your modules from the delivery truck and set them on your foundations. There may be instances where your site is too steep to make it economically feasible to do a prefab home. If you have a hillside lot, we recommend you consult with us early in the process.
Yes, additions are possible and are most easily accomplished by building a separate prefab structure with a minimal connection point to the existing house through a hallway or a covered deck. Adding onto your existing Marmol Radziner Prefab is completely feasible and accomplished due to similar construction methods and materials. For example, you can buy Model Home 1 and add modules as you need them. This process can become easier when we can anticipate the expansion and design accordingly.
Yes, Marmol Radziner Homes can function efficiently in your climate. We will work with local building codes to make modifications to our prefab homes to function as an efficient and safe home for your climate.
Each of our prefab homes includes a forced-air heating/cooling system; radiant heating is available as an upgrade. The floor and the roof are constructed from Structural Insulated Panels (SIP’s) with an insulating value of R-38, which provides superior, uniform insulation. All exterior walls have a value of R-19. The glass we use in our windows and doors is an argon-filled insulating glass called Solarban-60 Solar Control Low-E and its overall insulating value is about 40% better than the standard clear insulating glass. The glass we use maximizes window performance in hot climates by blocking direct solar heat while providing improved thermal comfort in the winter against the cold.
The prefabs are designed to meet Seismic Zone 4 standards for Los Angeles (the most stringent rating) and, as currently sized, the rigid steel frames can withstand winds of 80 mph. For hurricane and tornado prone areas, we will work with your local building codes to meet the wind load requirements of your area, including impact resistant glass. For snowy climates, our homes are designed to sustain 20 pounds per square foot of live roof loads, and with our rigid structure, we are fully able to engineer our structure to meet or exceed the snow load requirements of your area. In harsh marine environments, we can adjust our paint specifications for a four-coat coil coat paint system so that the metal cladding maintains its 20-year warranty.
A module is a standardized, three-dimensional component that is attached to other modules to compose a prefab house. Marmol Radziner Prefab homes are built out of steel frame modules. Our largest modules are approximately 12 ft wide x 55 ft long x 13 ft high. The modules are designed to ship on specialized trailers. The sizes fall within the Transportation Department's standard shipping guidelines, so they do not need any special permits or pilot cars when transported on the road to your site.
We deliver your house to your site nearly move-in ready. The house is delivered with all of the finishes installed, including the wood flooring, tile, countertops, and paint. We install the windows and doors in the factory, along with the cabinets, plumbing fixtures, appliances, and lights. After the house is delivered and bolted together, there are a few remaining items that need to be taken care of. We handle these items for you on site.
Marmol Radziner Prefab homes are constructed in our factory with our own construction staff and subcontractors. The goal of our prefab system is to create finished, volumetric modules that ship to your site virtually complete. Our homes are delivered to you with installed tiles, floors, countertops, appliances, windows, and doors.
We believe there are numerous benefits to finished volumetric modular construction. By maximizing factory production and minimizing the on-site work, we can have greater control over the quality, schedule, and cost of construction—no rain delays or misaligned details. Factory production minimizes construction waste through precise cutting and the ability to reuse and recycle excess materials. With a kit-of-parts or panelized home, you will still need to hire a contractor. As such, you will confront many of the same issues scheduling subcontractors and dealing with delays in the schedule as you would with a standard site built home.

When we design a customized prefab we would enter into a design contract and work with you to develop a custom prefabricated home exactly suited to your needs and site conditions. Custom designing your prefab home will add time to the schedule because we will enter into a more traditional architect to client relationship in order to meet with you to design your home.

Yes, we build the covered deck in our factory with the same steel frame modules we use for the home. The deck is delivered to the site complete and ready for indoor/outdoor living.
The interior ceilings are approximately 9 feet high. If you are in a temperate climate and ductwork is not required, this can be increased to 10’ to allow for a greater floor to ceiling height. If this does not accommodate your needs, we are able to create a ‘hat’ module that will be used to extend the floor to ceiling height to around 15’. In our two--story custom configurations, we are able to do double height mezzanine spaces.
If you are doing a custom prefab home, there are virtually the same options as if you were to do a standard site built home. If we are dealing with one of our five Model Homes you are able to customize your house by choosing its interior and exterior finishes, as well as appliances and fixtures on our website configurator. They all have associated costs that we would present and discuss with you.
Yes, we do offer concrete floors poured in our factory. We also offer a concrete tile that has a similar look and feel to heavier concrete. The concrete tiles come in oversized panels, which minimizes the grout lines and has a monolithic look, very similar to concrete without the added difficulties.
Steel-frame construction allows for superior durability during transportation, plus large structural spans for open and airy floor plans. Steel is more fire resistant, mold resistant, insect infestation resistant, and moisture resistant than wood. We also use recycled steel, which is a more sustainable building material than wood framing.
No, we do not offer the option to purchase the homes without the cabinetry installed in our factory. We feel the cabinets are integral to both the design and fabrication process. Electrical fixtures, plumbing fixtures, and appliances all need to be coordinated with the cabinetry. We want to ship you a home that is complete, so we require that we complete this work in our factory.
Appliances have specific requirements in that they are all different sizes and have different gas, plumbing, and electrical requirements. We have designed our cabinetry around the requirements of the appliances we offer. We do allow you to choose appliances that are different than the ones that we have specified, but we will still want to purchase and install them.
Our DOWNLOADS section includes sample budgets that show the full cost of a project, including the modules, installation, site preparation, additional site work, and pre-construction soft costs. We build finished, volumetric modules that ship on a specialized trailer pulled by a semi truck. Costs vary from city to city because shipping estimates are based on the specific truck route. On average, the shipping costs range between $6.00 to $8.00 per module for each mile between our factory and your site.
Marmol Radziner Prefab homes come with a one-year warranty on the work. All applicable statute of limitations will apply for your state. In addition, we provide all of the product warranties, including a 15-year warranty on the roofing material.
No, conventional construction loan financing from a bank or other mortgage lender is available. Marmol Radziner Prefab homes are not US Department of Housing and Urban Development homes or mobile homes. They do not have an attached chassis and once they are delivered to your site they are permanently attached to the foundation. The homes are considered "real property".

We are architects, manufacturers, landscape designers, and general contractors. If you choose the Deluxe Installation plan, we can do everything from designing you a pool to building your foundations and, of course, delivering and finishing your home. If you have chosen an Installation Plan that includes us doing the site work, we are available to do this too, including hardscapes and site walls.
After you have selected a model home and customized your home with your chosen options, you then need to select an Installation Plan. There are essential steps to complete your Marmol Radziner Prefab home in addition to building the home in our factory. We have four different plans to choose from. With each plan, you can determine how involved you would like us to be with these steps. For instance, you may want to have us build the foundations on your site or you may choose to use a local contractor. The plans offer flexibility to suit your needs.
We estimate that within 6 to 8 months of placing your order, we will deliver your home. After the house is completed in the factory, setting of the modules happens in one day. Once the house is secured to the foundation, there will be an additional 4 to 6 weeks of finish installation. Keep in mind that financing, securing local permits, and other external factors may affect timing.
Yes, we will be offering regularly scheduled factory tours and the Desert House will have open houses throughout the year. Because we cannot allow visitors to our factory during working hours for insurance reasons, we will schedule these tours during the weekend. Please check the website for information about tours. Feel free to drive by the Desert Home to get an idea of how the home is sited on the site, and the relationship of interior to exterior spaces. However, as a private property, we ask that you do not enter the property or disturb the owners.
